The Lafayette County Planning & Economic Development Office has jurisdiction over only the unincorporated areas of Lafayette County, or those areas outside of city limits.  If you live within an incorporated city, you will need to contact your city hall regarding any planning and zoning matters as they have jurisdiction inside their city boundaries.

The role of the Lafayette County Planning Department is to encourage and protect investment in Lafayette County.  Responsibilities of the department include:
  • Implement the Comprehensive Plan, which is the long-range guide for development;
  • Administer the Land Use Development Code, which includes all County zoning and subdivision regulations;
  • Process applications for building permits, sewage permits, rezoning, special use permits, variances, farm splits, conservation subdivisions, development plans and more;
  • Provide recommendations and support to the Planning Commission, Board of Zoning Adjustment and the County Commission; and
  • Provide information to the public, including realtors, appraisers, developers, contractors and property owners.
  • The Planning Department also is the ideal starting point to learn more about investing in Lafayette County.  If we don’t have the information you need, we’ll get it for you or make sure to get you to the right place.

LAFAYETTE COUNTY IS A ZONED COUNTYPlease do not purchase land, divide land, start construction, begin a business, or plan development in unincorporated parts of the County without first consulting the Lafayette County Planning & Economic Development Office.  Permits must be issued prior to beginning any construction, or associated fines will be applied.

The Lafayette County Board of Zoning Appeals (BZA) will hold a Public Hearing on Thursday, June 27, 2024, at 7:00 p.m. at the Lafayette County Sheriff Training Room located at 107 S 11th St, Lexington, MO. 64067. The purpose of this hearing is to consider a request for a Land Development Code Use Variance from JAMZ Trucking, LLC for the property located at 11618 Hwy 24, Lexington, MO.  The 7.32-acre parcel is zoned AG, and the ID number is 10-2.0-04-0-000-056.000.

The Lafayette County Board of Zoning Appeals (BZA) will hold a Public Hearing on Thursday, June 27, 2024, at 7:00 p.m. at the Lafayette County Sheriff Training Room located at 107 S 11th St, Lexington, MO. 64067. The purpose of this hearing is to consider a request for a Land Development Code Lot Development Standard Variance from Linda Ashford for the property located at 725 JW Cummins Rd, Oak Grove.  The 13.5-acre parcel is zoned RE, and the ID number is 24-5.0-22-0-000-024.000.

The Lafayette County Board of Zoning Appeals (BZA) will hold a Public Hearing on Thursday, June 27, 2024, at 7:00 p.m. at the Lafayette County Sheriff Training Room located at 107 S 11th St, Lexington, MO. 64067. The purpose of this hearing is to consider a request for a Land Development Code Use Variance from Randy and Trisa Watts for the property located at 3223 Hwy 131, Odessa, MO.  The 6.3-acre parcel is zoned AG, and the ID number is 23-6.0-13-0-000-014.000.

The Lafayette County Board of Zoning Appeals Public Hearing regarding a Land Development Code Lot Development Standard Setback Variance from Rehmann Group Missouri, LLC on the property located at 13183 Outer Rd, Odessa has been RESCHEDULED and will not be considered at the June 27, 2024, BZA Meeting.  

The Lafayette County Planning & Economic Development Commission Public Hearing for Red Brush Investment, LLC/Jim Phillips has been TABLED/CONTINUED to Tuesday, July 16, 2024, at 7:00 p.m. at the Lafayette County Sheriff Training Room located at 107 S 11th St, Lexington, MO. 64067. The purpose of this hearing is to consider a Zoning Map Amendment from AG to RE and Preliminary Concept Plan from Red Brush Investments, LLC/Jim Phillips.  The 40.26-acre property is located Fricke Rd, Bates City.  Parcel ID is 24-5.0-15-0-000-023.020.

The Lafayette County Planning & Economic Development Commission will hold a Public Hearing on Tuesday, July 16, 2024, at 7:00 p.m. at the Lafayette County Sheriff Training Room located at 107 S 11th St, Lexington, MO. 64067. The purpose of this hearing is to consider a Preliminary Concept Plan from Steve and Lisa Bailey for a 76-acre property located on Hwy Z between Golden Belt Rd and Vinyard Rd, Bates City, MO. The property is zoned RE (Rural Estates) and the parcel ID is 23-3.0-06-0-000-003.000.

The Lafayette County Planning & Economic Development Commission will hold a Public Hearing on Tuesday, July 16, 2024, at 7:00 p.m. at the Lafayette County Sheriff Training Room located at 107 S 11th St, Lexington, MO. 64067. The purpose of this hearing is to consider a Zoning Map Amendment from RB (Regional Business) to PD (Planned Development) and Preliminary Concept Plan from 4 Lakes LLC & SLH Holdings/Brandon Fahrmeier & Sherri Huffman on a 75.32-acre property located 19203 Old 40 Hwy, Higginsville, MO.
